Our professionals have managed projects of all sizes for a variety of clients including individual owners, lenders, and developers, and can assist with all residential and commercial real estate transactions including strata property transactions.
We prepare and review contracts of purchase and sale and option, joint venture, and development agreements. We oversee transfers and conveyances of commercial and residential lands and manage commercial and residential leases. We provide due diligence reviews in the Land Title Office and local municipalities and handle environmental issues and government regulations and requirements. We provide guidance to a broad range of development and construction clients, including owners, developers, general contractors, subcontractors, architects, engineers, and material suppliers. From assisting with tendered documents and preplanning, through construction and occupancy, we help clients complete their projects in an efficient and cost sensitive manner.
We assist purchasers, developers, and private investors in negotiating and closing all types of financing arrangements, including credit facilities for residential purchases, gap-lending for long-term construction projects, and all manner of redevelopment financings.
We represent both landlords and tenants in preparing leases, negotiations, property management, and leasing disputes. Our leasing practice includes a diverse range of clients and properties, including commercial business, rentals, shopping centres, vacation rentals, and industrial and manufacturing facilities.
Licensing and Regulatory Compliance
We provide guidance throughout every stage of the real property licensing process, including advising clients on land use and zoning, helping to obtain necessary development permits, and reviewing compliance with relevant legislation.
We help clients manage environmental risks in commercial real estate transactions, including environmental due diligence, contractual arrangements to limit risk, and assessments and environmental audits. For properties that have pre-existing environmental issues, we assist clients with site remediation and regulatory compliance.
Strata Property Issues
We represent strata corporations, property managers, developers and individual owners at all stages of a strata’s lifecycle, including planning, pre-sale and marketing, development and construction, management and ordinary governance, and wind-up. We have experience drafting and amending the constituting documents for strata corporations and helping clients negotiate resolutions to complex and contentious strata disputes.
